attempted to answer some of the most popular below:
How do I know that my investment will be safe?
We ensure that both references and credit checks are obtained from all
tenants over 18 who shall be living at the property before a tenancy
agreement is entered into.
All rent is payable one month in advance and we ensure that all accounts
are closely monitored, so that we are able to take appropriate action
quickly should the need arise.
How do I know tenants will take care of the property and it will be left
in good order at the end of the tenancy?
We offer a property inspection service, which in line with the tenancy terms
allows us to inspect the property during the tenancy provided we give reasonable
notice to the tenants.
If tenants know that the property is inspected they are more likely to take good
care of the property and to make good any damage. It also means
that any problems with the care of the property can be rectified during the tenancy
rather than after the property has been vacated.
In addition as part of the tenancy agreement all tenants pay a deposit, as a bond,
against damage or arrears which is kept in a separate client account. Any repairs
needed to be undertaken that are not considered to be as a result of acceptable
wear and tear shall be charged to the tenant.
How long does a tenancy last?
The majority of tenancies will be Assured Shorthold tenancies for a fixed term of
six months, renewable on a sixth monthly basis.
What about safety regulations?
As you are probably aware all Landlords and letting properties must conform to
safety regulations covering, gas and electrical safety and furniture and fittings
fire safety. We are able to advise on these issues and where necessary arrange for
the necessary works to be carried out, so as to adhere to all safety regulations.
